offer you the opportunity to view both properties and locations
of your choice on a one-to-one basis so that discretion and confidentiality
can be maintained at all times. We will help plan an individual
tour meeting your own personal criteria and budget. We will also
offer assistance with booking your accommodation (hotel or self-catering)
and search for suitable flights departing from a convenient airport.
These trips are designed to be both practical and informative and
prove extremely beneficial to prospective buyers who are serious
about finding the ideal property. These are not the usual subsidised
Inspection Trips usually offered.

THE VIEWING TRIP ITSELF
This commences when you
are met on your arrival at either Alicante or Murcia Airport. We
will be holding up a Regency Homes sign with your name on it to
help with identification. You will then be taken to your accommodation
to unpack and relax. Once you have had time to settle in, we will
show you around the local area, pointing out places of interest
on our way. We will also spend some time discussing your personal
criteria to identify your requirements. This insures that we do
not waste time looking at unsuitable properties. You will be able
to view both New and Resale properties including some exciting,
more exclusive locations !
Once you have found a particular property that you would like to
purchase, you will be required by the builder to sign a 'Wish to
Purchase' Contract and pay a deposit to secure a particular building
or plot. This will also fix the price of your purchase. The amount
of the deposit is usually 3,000 euros (approx £2000) for new
properties and payment needs to be made either in cash or by credit
card. Within 4 - 6 weeks you will be asked to pay a further 30%-50%
of the purchase price.
This amount can vary from builder to builder and whether a mortgage
is needed, but you will have been advised of the payment structure
at the time of signing the initial Contract. The balance of the
purchase price is payable on completion in return for the Title
Deeds (Escritura).
The deposit for a resale property is negotiable between the buyer
and vendor.

LEGAL
REPRESENTATION
During your visit you will be introduced to an English
speaking Solicitor who will act on your behalf (if you wish), including
accompanying you to the Notary on Completion of your purchase where
he will translate the Title Deeds into English to make sure you
understand them before signing. He will also help you to make a
Spanish Will and provide assistance with any other legal matters.
BANKING
We can also introduce you to one of the leading Spanish
Banks where you can open an account. At this time we can also discuss
any mortgage requirements, mortgage cover, pensions and investment
opportunities etc.
EXTRA PAYMENTS
It is necessary to allow an additional 10%-11% of
the purchase price of the property to cover extra costs such as
IVA (VAT), Registration Fees, Legal Representation, Notary Fees,
and Water and Electric Contracts, which will be applied for by your
Solicitor.
RUNNING COSTS
This, of course varies according to the type of property,
area and usage. However, £1,000 per year should usually cover
the cost of electricity, water, property tax and community fees.
Community fees only become payable when a building project is completed.
A meeting of the owners is called where you will be invited to attend
or appoint someone to represent you. The community then works out
the annual costs of maintaining and cleaning communal areas, gardens,
swimming pools etc. These costs are then divided equally between
the number of owners.
GUARANTEES
All new properties in Spain carry a 10 Year Structural
Guarantee.
